Redevelopment

Under New Jersey’s Local Redevelopment and Housing Law, N.J.S.A. 40A:12A-1 et seq., (LHRL), municipalities are empowered to determine whether an area is in need of rehabilitation or redevelopment, to adopt a redevelopment plan, and to implement and carry out redevelopment projects. The Township of Montgomery must follow the statutorily defined process set forth in the LHRL. This process may result in the adoption of a redevelopment plan, which is a new set of development regulations, along with the ability to offer enhanced fiscal tools that may act as incentives to prospective redevelopers. Ultimately, it is a means to lay the groundwork for redevelopment that benefits, both, the public and private interests.
